Houses built before drywall was the default
Wall repair here is a matching problem, not a patching problem. The finishes were floated by hand, so we rebuild the surface to the same plane and texture rather than sanding a bright flat rectangle into a wall that has never been flat. Painting an older room is mostly prep: degreasing, scraping loose layers off the trim, and cutting to crisp lines against terrazzo we have masked and covered.
Salt gets into everything metal
Near the water, hardware fails first. Hinge screws and strike plates corrode, closet and patio door tracks bind, front-door hardware seizes up, and nothing lines up anymore. Most of it is adjustment and new hardware, not a new door.

The wall between units is block, so a TV or a heavy shelf goes up on sleeve anchors set into masonry, not a stud finder and toggle bolts. Boards also set work hours and want notice. Work that needs a state license is referred out to a pro who holds one.

My building on Hollywood Beach has vendor rules. Can you still do the work?
Yes, as long as we know the rules before the day of the job. Most of the buildings between the Broadwalk and the Intracoastal set weekday work hours, want a vendor cleared through the management office in advance, and ask that the service elevator be held for anything long or heavy. Forward the building's requirements when you request the quote and we work inside them. Where to put the truck on the island is usually the other thing worth settling ahead of time.
Can you patch a wall in one of the older houses east of Dixie Highway?
That is most of our wall work over there. Those 1950s and 1960s houses have plaster and skim-coat finishes over block rather than taped drywall with sprayed texture, so a patch has to be feathered and hand-finished to match what is around it or it reads as a flat spot the moment afternoon light crosses the wall. Hairline cracking above a door opening gets cut out and bridged first, otherwise it comes back through fresh paint within a season.
My sliding glass door is almost impossible to move. Does the whole thing need replacing?
Usually not. This close to the Intracoastal the salt gets into the track and the rollers seize up long before the panel itself is worn out. We lift the panel, clean and straighten the track, fit new rollers, and reset the height so it glides and latches again. If the frame is bent or the glass seal has failed, we say so instead of selling you a repair that will not hold.
How far ahead should I book a job in Hollywood?
