Miramar is really two cities wearing one name, and the work changes depending on which half you live in. East of University Drive, the original single-story block ranches date to the late 1950s and 1960s: low ceilings, terrazzo hiding under carpet or laminate, and solid wood jambs that have been painted over so many times the doors no longer close cleanly. West of Flamingo Road, almost nothing is older than the late 1990s. Monarch Lakes, Sunset Lakes, Riviera Isles, and Vizcaya went up fast during the boom, and the finishes in them are builder grade doing exactly what builder grade does after twenty years.
What the newer west side calls us for
Doors and hardware, constantly. Hollow-core slabs on soft jambs, stripped hinge screws, bifold closet doors jumping the track, levers that have gone loose on the rose. Then the tall walls: a two-story great room means TV mounting at the right height, a mirror or floating shelves over the sofa, and drywall patches that need staging to reach. Wire closet shelving is the other regular. It gets loaded past what a plastic anchor was ever going to hold, tears out of the drywall, and we patch the wall and put real shelving back into framing.
The older east side and Silver Shores
Different list entirely. Doors swollen against block-framed openings, cracked jamb legs, wall repairs where an old finish has crumbled off the block, and repainting rooms that have not been touched in a decade. How high should a TV go on a two-story great room wall?
Lower than most people expect. Those west Miramar great rooms are tall, and the instinct is to put the TV up where the wall is, which leaves you watching at a neck-craning angle all night. We set the center near seated eye level and use a tilt or full-motion mount if the wall really does force it higher. Before anything goes up we find out what is behind the drywall, because an interior partition is stud work and the shared wall with the garage is concrete block that needs sleeve anchors.
